Authorized for LCN Senior Swing, Norton ADAEZ, dormakaba ED100/ED250/ED400, STANLEY M-Force/Magic-Force, Besam (ASSA ABLOY Entrance Systems), plus legacy brand service for Horton, Nabco/Entrematic, and Record. ANSI/BHMA A156.19 low-energy and A156.10 full-power operator specialists.

Commercial automatic door operators solve three problems: ADA accessibility (required at most public accommodations), high-traffic convenience (retail, grocery, healthcare), and hands-free hygiene (hospitals, food service, post-pandemic offices). Key-En-Lock installs, retrofits, and services the full commercial auto operator lineup across Brevard County — from low-energy ADAEZ push-plate retrofits on existing doors to full-power motion-sensing grocery store entrances and healthcare automatic slides.

Two ANSI categories define this market: A156.19 (Low Energy) — "knowing act" activation (push plate, wave switch, card reader), slow opening (3+ seconds), no guard rails required, suitable for ADA-accessible doors at offices, schools, government buildings. A156.10 (Full Power) — motion-sensor activation, faster opening, requires safety sensors and guard rails, suitable for retail, grocery, healthcare high-traffic entrances. Nearly all ADA retrofit installations are low-energy (A156.19); new retail / healthcare builds are typically full-power (A156.10).

🟧 Detex Independent US • High-Use / High-Abuse

Detex Corporation is the independent US manufacturer positioned for high-use, high-abuse commercial and institutional applications — schools, detention and correctional facilities, psychiatric care, heavy commercial with vandalism risk. The flagship AO19 Series covers single-door (AO19-1) and double-door (AO19-2) applications up to 250 lb doors. Critical differentiator: UL 10C 3-hour fire rating — nearly every competing auto operator (LCN 9500IQ, Norton 5800 ADAEZ, dormakaba ED XEA LE) is rated 90 minutes. For code-required 3-hour openings (certain stairwell doors, horizontal exits, shaft enclosures), AO19 is often the only spec option. Unique motor + clockspring hybrid drive — mechanical simplicity with natural fail-safe closing behavior on power loss. Cross-compatible with the Detex Advantex panic hardware ecosystem for schools and institutional buildings standardized on Detex.

ADA & Accessibility Requirements

The 2010 ADA Standards for Accessible Design govern automatic door requirements at public accommodations. Key specifications we verify on every installation:

  • Opening force: 5 lbf max on interior doors; 8.5 lbf max on exterior doors (measured on the unpowered door, as when power is out).
  • Closing time: 3 seconds minimum from 70° to 0° (prevents door from closing on slower users).
  • Activation: Low-energy operators require "knowing act" activation — push plate, wave sensor, or card reader. Passive motion sensors alone don't meet A156.19 for ADA.
  • Push plate placement: Between 34" and 48" above finished floor, typically at 42". Must be reachable from both sides of the door.
  • Clear opening width: 32" minimum when door is open 90°. Most commercial doors provide this naturally; verify on narrow retrofit situations.
  • Threshold: 1/2" max height with beveled edge. Higher thresholds require ramping or replacement during auto operator install.
  • Hold-open duration: 5 seconds minimum after activation (adjustable on most operators to 10+ seconds for slower users or wheelchair traffic).
  • Safety sensors: Full-power operators (A156.10) require presence/motion sensors to halt closing if a person is in the door path. Low-energy operators are slow enough that sensors are optional (though recommended).
  • Signage: International Symbol of Access on or near the push plate. Often pre-printed on factory push plates (LCN 8310-853, Norton push buttons).

Actuators — Push Plates, Wave Switches, Bollards

TypeTypical ModelsApplication
Hardwired Push Plate (4-3/4" × 4-3/4") LCN 8310-853, Norton 600 Series, BEA 10PBR Standard ADA push plate — stainless steel with engraved blue handicap symbol, wall-mounted at 42" AFF
Wall-Mount Round Push Plate (4½" dia.) LCN 8310-856T, Norton 611 Rounded aesthetic alternative, same function as square plate
Wave-to-Open (Hands-Free) BEA MS45, BEA Magic Switch, Camden CM-324 Sure-Wave Post-pandemic hygiene applications — no physical contact required, infrared proximity activates operator
Bollard-Mounted Push Plate LCN 8310-866, Norton bollard post Parking lot / drive-up entries where wall mounting isn't feasible — carbon steel post with stainless plate bracket
Wireless Push Plate LCN 8310 wireless series, Norton ADA1013 wireless Retrofit applications where running wire is impractical — RF transmits to operator within typical 50-100 ft range
Card Reader / Credential Activation HID ProxPoint, PDK.io integration, Schlage AD Series Access-controlled doors — credential verification triggers operator to open. Often combined with electric strike.
Motion Sensor (Full-Power Only) BEA Eagle, BEA Falcon, Optex OAM-510 A156.10 full-power activation — presence detection triggers opening. Not compliant for pure ADA low-energy use.

Common Auto Operator Service We Perform

  • Door won't open when push plate activated — dead push plate battery (wireless), broken wire (hardwired), blown fuse, dead controller. Sequential troubleshoot with multimeter.
  • Door opens but won't close — hold-open timer stuck, obstruction sensor mis-calibrated, or control board fault. Usually tunable without replacement.
  • Door slams closed too fast (ADA violation) — closing speed out of adjustment. Must re-tune to 3-second minimum 70°→0° per ADA. LCN/Norton/dormakaba all have closing-speed valves or parameters.
  • Door opens too slowly — opening speed tuned too low, or operator motor wearing out. Adjust parameters first; replace motor if worn.
  • Door opens force too high (exceeds 5 lbf interior) — spring tension out of adjustment (Auto Equalizer), or operator needs backup-mode calibration. ADA-critical adjustment.
  • Operator won't hold open at desired angle — hold-open cam worn, or controller parameters wrong. Most operators allow 80-110° hold-open angles.
  • Grinding or clicking noise during operation — worn gears, low lubrication, or belt slippage. Manufacturer service kits available; often we rebuild rather than replace.
  • Operator triggers randomly (ghost activations) — electrical interference on control wire, faulty push plate, or RF interference on wireless. Shielded cable re-run often solves.
  • Fire alarm integration not working — operator doesn't drop to manual mode when fire panel signals. Relay wiring or control board config issue.
  • Battery backup (Norton ADAEZ) not holding charge — regenerative battery pack age (typically 8-12 year lifespan) or wiring fault. Battery replacement service.
  • Controller showing error codes — brand-specific diagnostic codes; we interpret and service. LCN AdaptivIQ, Norton ADAEZ, dormakaba ED series all have on-board diagnostic displays.

Power-Loss Behavior — Fail-Safe vs Manual-Close

Auto operators behave differently on power loss depending on design:
LCN 4630/4640 Auto Equalizer & 9500IQ Senior Swing — act as a standard door closer on power loss. Door closes normally, users push it open manually. This is the most common behavior.
Norton 5800 ADAEZ — regenerative battery pack provides 300-500 cycles of autonomous operation on a full charge. Exceptional for critical applications where power continuity matters.
dormakaba ED100/ED250 XEA LE — EVAC function keeps operator live during alarm; supports barrier-free egress via Power-Assist mode.
STANLEY M-Force & Magic-Force — closer-only behavior on power loss; heavy-duty spring returns door. Safety interlock ensures no residual torque on manual operation.
Full-power systems (ED250, Besam SW200i, STANLEY Dura-Glide) — require backup power or manual breakout for fire/emergency egress. Code-required safety sensors break out on power loss.

Fire Rating & Code Compliance

  • UL 10C — Positive pressure fire door test. Norton 5800 ADAEZ carries UL 10C 90-minute rating. LCN 9500 is UL-listed for use on labeled doors. dormakaba XEA LE variants carry UL fire listings.
  • UL 325 — Automatic operator safety standard. All major brands (LCN, Norton, STANLEY, dormakaba, Besam) meet UL/cUL 325.
  • NFPA 80 — Fire door inspection standard. Annual inspection required; operator on fire-rated doors must not compromise the fire rating.
  • NFPA 101 — Life Safety Code. Egress doors must allow manual escape if power fails. All low-energy operators (4630/4640, 9500IQ, ADAEZ, ED100, PowerSwing) operate as closers on power loss = fully code-compliant for egress.
  • Florida Building Code — references ADA 2010 Standards + NFPA 101 for accessibility and egress on new commercial construction and substantial renovations. Brevard County inspectors verify opening force, closing time, and clear opening width during ADA accessibility inspections.
  • Florida Accessibility Code for Building Construction (FACBC) — state enforcement layer for ADA at commercial properties; equivalent to 2010 ADA Standards but enforced through state and county inspectors.

FAQs

Do I need an auto door operator for ADA compliance?

Not always — but often yes on new construction or substantial renovations. The 2010 ADA Standards require accessible entrances at public accommodations, and if the opening force on a standard door exceeds 5 lbf (interior) or 8.5 lbf (exterior), an auto operator is the most common remedy. Alternatives: replace the door closer with a lower-force ADA-compliant closer (sometimes works on interior doors), or replace the entire door assembly with a lighter-weight door. For older buildings undergoing ADA retrofit (federal inspection, lawsuit settlement, or building permit upgrade), the Norton 5800 ADAEZ wireless operator is typically the fastest and lowest-cost path because it doesn't require running new power wire to the door.

What's the difference between low-energy (A156.19) and full-power (A156.10)?

Low-energy (A156.19) requires a "knowing act" to activate — user must press a push plate, wave at a sensor, or scan a credential. Door opens slowly (3+ second minimum). Safe enough that no guard rails or safety mats are required. Suitable for offices, schools, government buildings, hospital corridors, small retail. Full-power (A156.10) uses motion sensors to detect approach and opens faster. Requires presence sensors to halt closing if a person is in the door path. Required guard rails or safety mats at the swing arc. Suitable for grocery entrances, pharmacies, hospital main entrances, airports. Most ADA retrofit situations use low-energy. New retail/healthcare construction often specs full-power.

My old operator is dying — can I just replace the operator without replacing the door?

Usually yes. Most commercial auto operators (LCN, Norton, dormakaba, Besam, STANLEY) can retrofit onto existing commercial doors as long as the door frame and hinges are sound. The operator mounts to the door header (top jamb) and uses an arm linkage to the door. Key constraints: door weight must not exceed the operator's capacity (most low-energy handle 225-275 lbs; LCN 9500 and STANLEY M-Force handle 700 lbs; dormakaba ED250 handles 800 lbs), door hinges must be heavy-duty enough for powered operation (standard BB hinges usually fine, but worn hinges should be replaced first), and the frame must be structurally sound for the added operator weight. We evaluate on-site and recommend the correct operator for the existing door.

How much does an auto door operator cost to install?

Range in Brevard County: $2,200–$5,500 installed for a single low-energy retrofit with one push plate, depending on brand, wiring complexity, and whether push plates need to be hardwired or wireless. Wireless Norton ADAEZ typically runs at the lower end because there's no conduit or wire pull. Hardwired LCN 9500IQ with dual push plates (interior + exterior) and power routing through a wall runs mid-range. Full-power STANLEY or dormakaba installations with safety sensors, matching operator pair for double doors, and credential integration run higher. We provide free on-site estimates with exact brand/model recommendations.

Can the auto operator tie into my access control system?

Yes. All major operators accept a "dry contact" input from an access control relay — when a credential validates at a card reader or keypad, the access control system fires the relay, the operator opens. We install PDK.io, HID, Schlage, and generic 24VDC access control integrations routinely. Typical stack: card reader + access control controller + auto operator + electric strike (if door also has mechanical lock) + door position switch for monitoring. See our PDK.io access control page for integrated solutions.

What brand do I have? How do I tell?

Look at the operator housing on the top of the door — most brands print their name on the cover. STANLEY Magic-Force has a distinctive tall narrow cover. LCN 4640 Auto Equalizer has a rounded cover with "LCN" embossed. Norton 5800 ADAEZ is very compact (often mistaken for a beefy door closer). dormakaba ED100/250 is slim at only 70mm tall — hard to miss the low profile. Besam SW200i has a tall rectangular cover with "Besam" or ASSA ABLOY branding. If the cover is damaged or removed, inside the housing the control board is labeled with model number. Send us a photo of the operator and the control board; we'll identify the brand and sourced parts.

How often should an auto operator be serviced?

Annual service recommended for commercial installations — closer speed tuning, hold-open timer check, push plate function test, sensor alignment, arm lubrication, battery check (for wireless Norton ADAEZ). NFPA 80 requires annual fire-rated door inspections, and if the door has an auto operator on a fire-rated assembly, that inspection covers the operator as well. For high-traffic installations (grocery, hospital main entrance running 1,000+ cycles/day), semi-annual service is better to catch wear before failure. LCN AdaptivIQ technology reduces tune-up frequency because the operator self-adjusts for temperature and humidity, but doesn't eliminate annual inspection.

What are the most common auto operator problems you see in Brevard County?

Top 5, in rough order: 1) Push plate fails (corrosion from salt air on exterior plates — stainless steel plates and weatherproof boxes extend life significantly in coastal Florida); 2) Hold-open timer drifts (needs re-tune to stay ADA compliant); 3) Spring tension loss on Auto Equalizer units (LCN 4640 needs periodic spring re-tension); 4) Battery failure on wireless units (Norton ADAEZ regenerative battery at 8-12 year service life); 5) Arm linkage wear (bushings and pins develop play, causing grinding or erratic motion). All fixable on-site; rarely requires full operator replacement.
