Commercial Lever & Knob Locks Explained

A cylindrical lever lock (also called a "bored lock" or "key-in-lever lock") is the most-installed commercial lock type in the United States. The lock mechanism is housed in a cylinder that passes through two round holes bored through the door face — a 2-1/8" cross-bore plus a 1" edge-bore for the latch. Modern commercial versions use levers (not knobs) to meet ADA accessibility requirements, though knob versions are still available for legacy retrofits.

Compared to mortise locks, cylindrical levers are faster and cheaper to install — any commercial door can accept a cylindrical lock with standard prep, and the hardware itself is typically 30–60% less than a comparable mortise lock. The tradeoff is that cylindrical locks have fewer available functions and no integrated deadbolt (a dedicated deadbolt requires a separate auxiliary lock). For most interior commercial doors, offices, classrooms, and light retail, cylindrical is the right spec.

ANSI/BHMA standardizes cylindrical lock quality into three grades: Grade 1 (heavy-duty, 800K+ cycles minimum, spec'd for high-traffic commercial and institutional), Grade 2 (standard-duty, 400K+ cycles, spec'd for standard commercial and multi-family), and Grade 3 (residential, 200K cycles, not recommended for commercial). What's the difference between Grade 1, Grade 2, and Grade 3?

ANSI/BHMA A156.2 grades cylindrical locks on cycle life, torque resistance, and impact strength. Grade 1 requires 800,000+ cycles, 1,000 ft-lb of lever torque resistance, and 360 ft-lb deadbolt impact. Spec'd for schools, hospitals, government, and high-traffic commercial. Grade 2 requires 400,000+ cycles and reduced torque/impact ratings — spec'd for standard commercial offices, retail, and multi-family. Grade 3 is residential — 200,000 cycles, not recommended for any commercial application. All 11 brands we service carry Grade 1 or Grade 2 certifications on their relevant product lines.

Can I replace an existing commercial lever lock with a different brand?

Yes, in almost all cases. ANSI A156.2 standardizes cylindrical lock door prep — 2-1/8" cross-bore, 1" edge-bore, 2-3/4" backset (standard) or 2-3/8" (alternate). A Schlage ND53PD will fit a door prepped for a Sargent 10XG05 without any drilling modifications. Trim mounting holes may need minor adjustment depending on lever style (sectional vs through-bolted). How long does a commercial cylindrical lock actually last?

A Grade 1 cylindrical (Schlage ND, Best 9K, Sargent 10X, Corbin CL3300, Yale 5400LN, Marks 195) runs 10–15 years in typical commercial service before needing rebuild. The 100M-cycle-tested Best 9K routinely runs 20+ years. Grade 2 (Falcon W, Kwikset Commercial, PDQ, TELL, LSDA) runs 5–10 years in commercial use. Wear items across all brands are the return spring (3–7 years), the drive cam (5–10 years), and the cylinder (5–15 years depending on keyway and use). All in-field serviceable.

Is Kwikset SmartKey secure enough for commercial use?

SmartKey technology is convenient for DIY rekeying, but it has documented vulnerability to shim-and-pick attacks. For commercial applications requiring real security — storerooms, IT rooms, controlled-drug access, DEA-regulated spaces — we do not recommend Kwikset SmartKey. For light-commercial office interior doors, multi-family tenant rekeying, and applications where convenience matters more than attack resistance, SmartKey is acceptable. If you want both DIY-friendly rekeying AND commercial-grade security, spec SFIC (Best 9K) instead.

What does "F110 classroom intruder" actually mean?

The F110 function lets a teacher lock the outside lever from inside the classroom using a key — without opening the door. When a lockdown is initiated, the teacher turns their key from inside, and the outside lever instantly becomes locked. The inside lever remains free for egress at all times (NFPA 101 compliant). This is the current K-12 spec for classroom doors in Florida and most states implementing active-shooter response hardware requirements. Can you install cylindrical locks on fire-rated doors?

Yes — all 11 brands we service offer UL-listed cylindrical locks for fire-rated doors. UL 3-hour A-label is standard on Grade 1 (Schlage ND, Best 9K, Sargent 10X, Corbin CL3300/CL3500, Yale 5400LN, Marks 195). Grade 2 brands carry UL 1-1/2 hour or 3-hour listings depending on the specific model. For NFPA 80 annual fire door inspection compliance, verify the UL label is visible and the strike/frame alignment is within spec — both items commonly fail inspection on older installs.
